Property built on or after January 1, 1973 state law prohibits landlord of such property from refusing to rent or renew leases with tenants however the tenant must obtain a replacement-value $100,000 waterbed insurance policy, the waterbed should be held together by a pedestal or frame, the tenant should install, maintain and move the waterbed in accordance with the standards of the manufacture’s and the state.
